Prosper is a peer to peer lending community, that will allow you to potentially be able to borrow up to $25,000.00 for up to 3 years from individuals all over the US. You will need to 'build' your Prosper rating over time. Follow these steps to begin to build that rating.

JOIN Prosper (by clicking on the image to the right)
Add 'friends' by referring your friends and family, then give each other endorsements (which are VERY important).
Become part of a 'group'. We have put together a group, which you may want to join. If you Contact Us with your Prosper user ID and email address, we can 'invite' you to that group. Members of the group will be able to support each other in improving their Prosper rating. PLUS - You can EARN $25 by loaning someone within the group as little as $50 (the first time). You'll help them increase their rating and earn a few bucks for doing so. Maybe they will reciprocate.

Hard Money

A Hard Money Lender (HML) is a lender that typically;

can fund your deal quickly
cares more about the value of the property than your credit
charges much higher rates than a bank

You would typically want use a HML if you could get an extraordinary discount, but only if you move quickly. Here are some local sources for Hard Money that I have collected over the years.
